The facility in Hrádek nad Nisou is a build-to-suit project for Drylock Technologies, a leading global manufacturer of baby diapers and hygiene product, a start-up company at the beginning of our cooperation in 2011. The location was selected by Drylock. VGP bought the land and carried out construction tailored to the client’s needs. There were very specific requirements for the production plant, as it produces nappies. The client also wanted a building with very high operational and cost efficiency that fulfilled demanding design and functional parameters for environmental impact. The first phase was completed in May 2012 with an area of 13,820 m2. The second construction phase, with an area of 7,000 m2, was handed over in October of the same year and extended the existing warehouse and manufacturing hall. Another expansion was completed in the spring of 2014, increasing the gross leasable area to 39,068 m2. The latest expansion of 30,000 m2 was completed at the end of 2022. Currently, VGP Park Hrádek nad Nisou comprises of five halls with total lettable area of more than 122,000 m2. All the buildings were tailor-made for this tenant.
The construction of all halls was carried out with sustainability and environmental considerations in mind. On the roof of this final building, preparations already have been completed for the placement of photovoltaic panels with a total capacity of 2,812 kWp. Their installation is scheduled for the 3rd quarter of 2023.
VGP has built a roundabout, a 500-metre-long sidewalk to Oldřichov na Hranicích, including a rainwater drainage system and LED public lighting, and a new sewage system as part of its support for local infrastructure and the cultivation of the park surroundings in Hrádek nad Nisou. As part of this construction, fruit trees were planted along the road to Oldřichov. Additional trees were planted also on the earth mound that the company created as a sound barrier to reduce noise emissions towards Oldřichov na Hranicích, and finally a fully fitted public rest area was created to serve local residents.
